Acquired off market in 2024, the former Peirce College classroom and administrative building at 1420 Pine Street is now home to the Early College Charter School of Philadelphia (ECPHL), a new tuition-free public charter school that opened its doors in fall 2026.
ECPHL welcomes students from across the city. The school opened with grades 6 and 9 and will grow into a full grade 6 to 12 school serving roughly 780 students. Through its partnership with the Community College of Philadelphia, students can earn college credit while still in school, building the skills and confidence to pursue careers in high-demand fields.
Located in Rittenhouse Square, one block from the Broad Street corridor and its transit lines, the building gives students easy access from every part of Philadelphia and a front-row seat to one of the city’s most vibrant cultural neighborhoods. The project keeps a long-standing educational building in educational use, now serving the next generation of Philadelphians.
