David Waxman

CO-FOUNDER/MANAGING PARTNER

David Waxman is the Founder and Managing Partner at MMP, an entrepreneurial real estate company having invested over $350MM in real estate assets in the Philadelphia CBD market. Mr. Waxman is responsible for fundraising, directing acquisitions and financing and leading the strategic direction of the team. Mr. Waxman serves on Friends Select School Board of Trustees and Executive Board of Directors of Jewish Federation Real Estate (JFRE). Mr. Waxman is a former University Merit Scholar at Boston University, from which he graduated with a B.A. in Urban Studies and Public Policy. Mr. Waxman has also successfully completed New York University’s Real Estate Finance and Investment graduate level coursework. Previously, he worked at Switzenbaum & Associates and PricewaterhouseCoopers LLP.

Aaron Smith

CO-FOUNDER/PARTNER

Aaron Smith is a Partner and Founding Member of MMP, responsible for construction management for both residential and commercial ground-up development and fit-out rehabilitation assets. Prior to MM inception, Mr. Smith was part of Switzenbaum & Associates, where he provided consultation for real estate development and management specializing in garden style multifamily and hospitality assets. Additionally, Mr. Smith serves as the CEO of MMP Homes, a subsidiary of MMP, solely specializing in residential ground-up development and rehabilitation homes. Mr. Smith graduated from Muhlenberg College with a B.A. in Political Science and has retained his general contractor’s license since 2015.

Joe Zimatore

PARTNER

Joseph Zimatore is a Partner at MMP, responsible for acquisitions and dispositions, asset management, financing, fundraising support and coordination. Prior to joining MMP, Mr. Zimatore was part of Ernst & Young’s Transaction Real Estate group, where he provided consultation services for valuation (both domestic and international), due diligence, corporate real estate and development advisory. Mr. Zimatore also worked in the valuations group for the LubertAdler Real Estate Funds and in the portfolio management group for Brixmor Property Group, a Blackstone Company subsidiary. Mr. Zimatore graduated from Boston University’s Questrom School of Business with a B.S. in Business Administration with concentrations in Finance and Entrepreneurship.

Chris Boccella

DIRECTOR OF CONSTRUCTION

Christopher Boccella is Director of Construction at MMP, and is responsible for guiding projects through due diligence, design, and construction. Prior to joining MM, Mr. Boccella practiced extensively as an architect and builder. He most recently served as Senior Project Manager on the Owner’s Representative team for the new Comcast Technology Center, a $1.5 billion 60-story, 1,121-foot tower located in Center City. With over 20 years of experience, Mr. Boccella brings broad industry knowledge and keen market awareness. Mr. Boccella received Bachelor of Fine Arts and Bachelor of Architecture degrees from the Rhode Island School of Design, and is a Registered Architect.

Daniel Michelson

SENIOR PROJECT MANAGER

Daniel Michelson is a Senior Project Manager for MMP, where he is responsible for the day-to-day construction management on the projects MMP self-performs, namely value add apartment renovations and commercial fit out’s. Mr. Michelson has an extensive background in construction project management in the commercial and multi-family residential arenas, previously working for the Galman Group and Associated Specialty Contracting, Inc. Mr. Michelson hold a B.S. in Civil and Construction Engineering Technology from Temple University.

Thomas Weir

DIRECTOR OF OPERATIONS AND PROPERTY MANAGEMENT

Thomas Weir is the Director of Operations and Property Management at MMP. Launching the company’s in house property management group, PSCo Philly, in 2020 Mr. Weir is responsible for day to day operations of building management, leasing, operations, sales, marketing, investor reporting, and business development. Mr. Weir graduated from Penn State University with a B.A. in Political Science. In lieu of pursuing a law degree he sought after careers in music, photography, and media startups. His entrepreneurial and management skills, liberal arts background, and hard work found him to be a good fit for his role with MMP.

Jeff Lerner

CHIEF MARKETING OFFICER

Jeff is a seasoned marketing executive with over 20 years of experience, holding senior leadership roles in various high-profile companies. Beginning his career at Google in 2004, he played a pivotal role in driving brand awareness and customer acquisition, contributing to the company’s global expansion. In 2013, Jeff transitioned to Cricket Wireless as the head of digital marketing and e-commerce, where he significantly increased website revenue and played a key role in Cricket’s acquisition by AT&T for $1.2 billion. Later, at Provide Commerce, he led digital marketing strategies that resulted in substantial revenue growth and the company’s acquisition by FTD.



More recently, Jeff served as the marketing lead at Auptix (now Flock Freight), where he was instrumental in raising over $375M in venture capital, reaching a valuation of $1B, and driving revenue growth from $30M to over $300M in just two years.

Andrew Gordan

DIRECTOR

Andrew Gordon / Associate at MMP, is responsible for acquisitions, financial underwriting, and asset management. Prior to joining MMP, Mr. Gordon was an Analyst at Pink Stone Capital, where he performed financial underwriting and asset management duties. Mr. Gordon also worked at MSC Retail Inc., a commercial estate firm in Philadelphia. Mr. Gordon earned a B.A. in Economics from Bucknell University and an MBA from Cornell University’s Johnson Graduate School of Management. Paul Rogers

DIRECTOR OF ASSET MANAGEMENT

Paul Rogers is Director of Asset Management at MMP, where he is responsible for asset management, investor relations, and acquisitions. Prior to joining MMP, Paul worked in acquisitions for a family office with interests in over 12,000 units nationwide. Paul also spent five years at Berkadia focused on multifamily investment sales throughout greater Philadelphia. Paul graduated from Penn State University with B.A. in Economics.

Erik Meltzer

REGIONAL PROPERTY MANAGER

Erik Meltzer is a Regional Property Manager for MMP, where he is responsible for the day-to-day management of the Brewerytown portfolio of properties. Erik is the onsite daily with hands on dealings with residents, owners, vendors and contractors. Mr. Meltzer has an extensive 15-year background in property management in the condominium, multi-family residential and commercial areas, previously working for Stonehenge Advisors, Inc. Mr. Meltzer holds a B.A. in Psychology from Boston University.

Max Novick

ASSISTANT PROJECT MANAGER

Max Novick is an Assistant Project Manager at MMP, responsible for planning, implementing and tracking projects in the pre-construction and construction phases. Before joining the MMP team, Max worked out of Turner Construction’s D.C. office gaining experience in project management and financial reporting and analysis. He graduated from the George Washington University with a B.S. in Civil Engineering

Grayson Long

SOCIAL MEDIA/LEASING SPECIALIST

Grayson Long is a leasing specialist and marketing coordinator where she is responsible for managing the PSCo Philly property management social media pages, creating & editing content to reach our target audience, and executing social/email campaigns to reach our marketing goals. Grayson recently graduated with a B.S. in Advertising from Temple University.

Kayla Tarpley

ASSISTANT ACCOUNTANT/LEASING SPECIALIST

Kayla Tarpley is the Assistant Account/Leasing Specialist amongst other things at MMP. She is responsible for the payable side of the business. She works to keep track of all invoices, payments, statements and purchasing orders. She works very closely with vendors and various team members to get the job done. Prior to her job at MMP she was a teacher and office assistant at Greene Towne Montessori school. She obtained a BA at Temple University in Musical Theater and Psychology. You never know where you may run into her- behind a desk, touring apartments, staging a unit or performing on stage! No matter where she is, her dedication and drive remains consistent with the MMP family.

Colby Bettencourt

ASSISTANT PROJECT MANAGER

Colby Bettencourt is an assistant project manager at MMP. He is responsible for day-to-day construction operations, planning, organization, and facilitation during pre-construction and construction phases. He gained experience in design, management and construction practices through several years as an exhibit fabricator and designer. He graduated with a B.A. from Rutgers New Brunswick in art and design.
