MMP is led by a team of experienced real estate professionals with a deep understanding of the Philadelphia market. The company’s management team has a combined experience of over 75 years in the industry.
David Waxman
Founder and Managing Partner
- Mr. Waxman is responsible for fundraising, directing acquisitions, financing and leading the strategic direction of the team. Mr. Waxman is a former University Merit Scholar at Boston University, from which he graduated with a B.A. in Urban Studies and Public Policy.
- Previously, he worked at Switzenbaum & Associates, Price Waterhouse Coopers LLP and was the Co-Founder and CEO of Vitaband, the first Visa enabled wearable RFID contactless payment bracelet.
Aaron Smith
Partner and Founding Member
- He is responsible for construction management for both residential and commercial ground-up development and fit-out rehabilitation assets. Prior to MMP’s inception, He is responsible for construction management for both residential and commercial ground-up development and fit-out rehabilitation assets. He is also the founder and serves as the CEO of Bambrey Building Co. (a General Contracting firm/a subsidiary of MMP), specializing in residential and mixed-use development, including adaptive reuse and new construction.
- Additionally, he founded PSCo in early 2020, a full-service in-house property management company which currently manages MMPartners’ 700+ units. Mr. Smith worked at Switzenbaum & Associates, where he provided consultation for real estate development and management specializing in garden-style multifamily and hospitality assets. Mr. Smith graduated from Muhlenberg College with a B.A. in Political Science and has retained his general contractor’s license since 2015.
Joe Zimatore
Partner
- He is responsible for acquisitions and dispositions, asset management, financing, fundraising support and coordination. Prior to joining MMP, Mr. Zimatore was part of Ernst & Young’s Transaction Real Estate group, where he provided consultation services for valuation (both domestic and international), due diligence, corporate real estate and development advisory.
- Mr. Zimatore also worked in the valuations group for the Lubert-Adler Real Estate Funds and in the portfolio management group for Brixmor Property Group, a Blackstone Company subsidiary. Mr. Zimatore graduated from Boston University’s Questrom School of Business with a B.S. in Business Administration with concentrations in Finance and Entrepreneurship MASTER.
Moriah Levin
Chief Financial Officer
- Moriah Levin brings over two decades of financial expertise to MMPartners, serving as the Chief Financial Officer. With an MBA in Finance and Entrepreneurship from The Wharton School and a BA in Economics from Oberlin College, Moriah combines rigorous academic training with extensive real-world experience in real estate development, property management, and corporate finance. At MMPartners, she oversees all financial operations, including reporting, strategic analysis, and systems implementation, ensuring the company operates efficiently and aligns with its long-term goals.
- Prior to joining MMPartners, Moriah held leadership roles at Watchtower Property Co. and Philly Office Retail, where she managed complex financial operations for multi-partner organizations and spearheaded strategic initiatives to optimize performance. Her career also includes consulting for startups, small businesses, and nonprofits, where she developed business plans, advised on growth strategies, and implemented robust financial systems. Moriah’s early experience at PNC Bank further honed her skills in corporate finance, relationship management, and risk analysis.
- Moriah is passionate about fostering innovation and collaboration within the financial sector. Her ability to streamline operations, build strong teams, and create impactful policies makes her a pivotal member of MMPartners. Outside of work, she enjoys engaging with creative ventures and contributing to community-driven projects that reflect her commitment to sustainable development and meaningful growth.
Andrew Gordon
Director
- He is responsible for acquisitions, financial underwriting, fundraising support, and asset management. Prior to joining MMP, Mr. Gordon was an Analyst at Pink Stone Capital, where he performed financial underwriting and asset management duties.
- Mr. Gordon also worked at MSC Retail Inc., a commercial estate firm in Philadelphia. Mr. Gordon earned a B.A. in Economics from Bucknell University and holds a dual degree MBA / MPS from Cornell University’s Johnson Graduate School of Management.
- Mr. Gordon has 7 years of experience in the real estate industry. Mr. Gordon actively serves as a Board Member of the Cornell Real Estate Council's Philadelphia Chapter and is a dedicated volunteer at the Jewish Relief Agency.
Daniel Michelson
Chief Operating Officer / Senior Project Manager
- Daniel Michelson serves as the Chief Operating Officer and Senior Project Manager at MMPartners, where he brings over 15 years of expertise in construction management and project execution. With a Bachelor of Science in Construction Management from Temple University, Daniel has built a career centered on delivering innovative, sustainable, and impactful development projects. At MMPartners, he oversees all construction operations, ensuring projects are completed efficiently, on time, and to the highest quality standards.
- Before joining MMPartners, Daniel honed his skills as a Construction Manager at The Galman Group and as a Project Manager at Associated Specialty Contracting, where he managed complex residential and commercial construction initiatives. His hands-on experience spans selective demolition, carpentry, asbestos abatement, and facilities management, complemented by his technical proficiency in tools such as AutoCAD and MS Project. With a strong ability to diagnose project needs and craft practical solutions, Daniel has become a trusted leader in the construction industry.
- Daniel’s passion lies in advancing the built environment through innovative design and meticulous execution. Known for his collaborative approach and strong communication skills, he excels at managing teams of contractors, laborers, and managers to achieve project goals. Outside of his professional pursuits, Daniel is dedicated to sustainable practices and continues to expand his knowledge of emerging trends in construction and development.
Andrew Barbato
Director of Asset Management
at MMP
- Andrew Barbato is the Director of Asset Management at MMP, where he oversees the company’s real estate portfolio. He is responsible for driving asset performance through strategic management, financial analysis, and operational optimization. Andrew works closely with senior management to develop asset strategies, enhance property value, and maintain investor relationships while ensuring compliance with industry standards.
- Prior to joining MMP, Andrew held roles at KPMG, Newmark, and Pennsylvania Real Estate Investment Trust (PREIT). At KPMG, he led consulting projects across various commercial real estate assets, while his experience at Newmark and PREIT focused on asset valuation, portfolio management, due diligence, and financial modeling. Andrew holds a Bachelor of Science in Business Administration from Drexel University and is a Certified General Appraiser in both Pennsylvania and New Jersey.
